How can I book a property?

Book online via our website by checking availability on our calendar at the foot of each page. Available dates are shown in green. Choose your holiday house and dates and click the Book Now button and the booking engine will take you through the different stages including your deposit payment.

We have two bungalows which sleep 8 or 12 people or you can combine both houses and sleep 20. Both bungalows are disabled friendly and accessible. Take a look at our websites access statements to find out more detail about them.

Speak to one of our Bookings Team by calling or emailing us if you have any further FAQs about our holiday bungalows. Our office hours are open from 9am – 5pm.

What are the changeover days?

Our normal changeover days are Mondays and Fridays. In the school summer holidays we only accept weekly bookings. Outside these times, other arrival days are possible, just check our availability calendar. Available dates are indicated in green.

What time is check in and check out?

Check in on your arrival day from 4pm and check out before 11am on the day you leave.

Do I have to pay a deposit?

Secure your booking with a 25% deposit if your arrival date is more than 6 weeks away when you book. Then the balance will be due 6 weeks prior to arrival.

If you are arriving at any of our bungalows within 6 weeks of your holiday start date, the full amount should be paid immediately.

We also ask for a refundable breakages charge of £500.00 per cottage and this is payable with the balance.

What is the refundable breakages charge?

We ask for a £500.00 refundable damages/breakages charge per bungalow booked and you pay this with the balance prior to arrival.

The charge covers any damages/breakages during your stay. We don’t look to recover the cost of a few glasses or a plate, as accidents do happen. Any significant damages or missing items are deducted from your charge before refunding and we will, of course, contact you first with the information.

We refund the damages/breakages deposit within 7 days of departure.

If I cancel, what should I do?

Please notify us immediately by phone, and confirm in writing by email, if you need to cancel.

Additionally, we require notice of the cancellation by the person who booked the accommodation.

If you cancel the booking more then 10 weeks prior to the start of your holidays you will receive a full refund.

If you cancel the booking between 6 -10 weeks from the start of the holiday you will lose the deposit.

If you cancel the booking within 6 weeks of the start of the holiday you will lose the deposit. The balance will only be returned if the Owner is able to re-let the house.

The Owners of Royal Retreat Ltd (Birnam Retreat & The Olive Grove) have the legal right to reimbursement for loss due to cancellation.

The Owner undertakes to use all endeavour to re-let the house in the event of a late cancellation.

If eligible for a refund payment, we will reimburse the cancelling guest on the scheduled check-out date of the original booking, to the card or nominated bank account used for payment.

We treat cancellations dependent on a) the date the booking was made, and b) when the cancellation is made.

For existing bookings, please check the Terms and Conditions document sent with your invoice, and for bookings not yet made, please read our current Terms and Conditions.

As a result, we strongly recommend you obtain your own travel insurance.

There are several suitable options on comparison sites such as, where you can check which policy will be best for your particular requirements.  We are not selling, promoting, endorsing or recommending any particular product, and do not benefit financially or have any formal relationship with any of your providers.

Can I bring my dog on holiday?

We have a no dog policy. We only allow assistance dogs.

Can I bring an extra person on our booked holiday?

Birnam Retreat is able to accommodate up to 2 extra single beds should the maximum occupancy for the bungalow be exceeded.

We charge £100.00 for one extra bed and this includes bed linen and 2 towel sets.

Do you have enclosed gardens for the safety of my children?

Both bungalows are extremely secure & have been designed to accommodate safely & comfortably parties with children.

Do you provide baby equipment?

Babies and children are very welcome. Each bungalow has a travel cot, a high chair & a plastic plate/cutlery set. For health and safety reasons, we ask you to bring your own cot linen.

What if I need specialist accessible equipment?

Our accommodation is typically suitable for reduced mobility & assisted wheelchair users.

We have complimentary accessible equipment for you to borrow during your stay. The equipment is available on a first-come, first-served basis and we recommend booking your items as soon as possible to avoid disappointment. Call us and speak to our friendly Bookings Team to discuss your needs.

How large is the fridge / freezer?

In both bungalows you will have ample fridge and freezer space. In Birnam Retreat we have a free-standing American fridge/ freezer and In The Olive Grove a full size integrated freezer and fridge next to each other.

When is the pool open?

Each property has its own private pool spa and hot tub and you can use it 24/7 all year round.

We will provide you with slippers and a towel for the pool and hot tub.

The temperature for the pool spa and hot tub can be set up to 40 degrees. We recommend lower temperatures during the hotter summer months.

Can our friends come and use the pool?

The pools are for the enjoyment of guests only and due to insurance policy issues people not staying with us are not permitted to use the pool.

What do I need to bring for my self-catering holiday?

Well, not much, we have thought of most things!

Check out our list of items that we provide which includes hair dryers in every bedroom and coat hangers in each wardrobe.

The bathrooms include Hand Wash, a Shower Gel/Shampoo and a Room Fragrance.

You will get 2 sets of bath towels (one for pool use only) and a set of slippers.

Our Kitchen starter pack consisting of drying-up cloths, oven glove, dishcloths, dishwasher tablets, washing up liquid, bin liners and washing powder.

Our Welcome pack includes a bottle of wine, chocolates and biscuits.

Pre-filled salt and pepper grinders and basic cooking ingredients are also provided.

Will I have privacy in the bungalow?

Both our bungalows are totally enclosed and your privacy is guaranteed. You will not share any of your facilities nor will anyone be able to look into the property.

Are parties allowed in the property?

Multi-generational families, milestone birthdays, special occasions, friends getting together and corporate team events all find a warm welcome at Royal Retreat bungalows. The spacious entertaining space in Birnam Retreat enables you to enjoy spending time together in comfort. You can dine indoors or outdoors, and relax in the spacious sitting room. The Olive Grove has plenty of space for 8 indoors and outdoors that different branches of the family can get together while still having their own space. When you take both bungalows combined (The Ultimate Royal Retreat) you will have outdoor and indoor dining space for 20 people (22 if extra beds are requested).

All facilities must be used considerately and appropriately.  You must not use the bungalows or the site for any illegal, dangerous, offensive, noxious or noisy activities or behave in a way that may be a nuisance or annoyance to our neighbours. Birnam Retreat and The Olive Grove are situated in a peaceful location and we ask that you respect that and other guests.  As such, the playing of music, singing or other excessive noise that can be heard outside after 9pm is not permitted.

Is smoking allowed?

We have a strict non indoor smoking policy on both our properties, if smoking outdoors please use the ashtrays provided and do not throw any cigarette butts on the floor on any of our grounds.

Do you have an Electric Vehicle (EV) charging point?

Each of our properties have an EV charging point that can be used by our guests only.  We do not allow EV charging for outside visitors.

Do I need to clean on departure?

All properties must be left as they were found upon arrival– in a clean and tidy state.  If you require cleaning during your stay, then our cleaning team can be employed at an additional cost. Please contact Beth on 07938627171 or E mail on:

Emptying of bins: Visitors are expected to tie up the bin liners provided in each bin and to dispose of ALL rubbish (from the bins in each room including bathrooms and the kitchen bins) in the correct bulk waste bins outside. Please do not leave any unwanted items anywhere in the house; either dispose of it or take everything home. This includes unwanted food in the fridge, freezer or kitchen cupboards.

Is there a caterer nearby to cook for our party whilst vacationing?

Yes, you can contact Baytree caterers who are located 15 min drive from your bungalow to cater an event for you. Their contact details are or you can call them on 07912224940.

If we book The Ultimate Retreat is there an eating area large enough to accommodate 20 people?

When you book both bungalows, we will provide extra seating tables/ chairs/ table cloth/cups crockery and cutlery to be able to eat together indoors and outdoors.

How easy is the access between both bungalows when rented together as The Ultimate Retreat?

Birnam Retreat and The Olive Grove are totally separated with your own privacy but when rented out together as The Ultimate Retreat there is one locked door between both gardens which can be opened and you will have very easy access between both bungalows.
